Metal Roofing in Middleburg, Installed Right and Kept Up

We install new metal roofs and look after the ones already on your home. That means tight fasteners, sound flashing and sealant that is replaced before it lets go. A metal roof can last a very long time. Our job is to help yours get there.

A Roof That Lasts, If Someone Looks After It

Metal is a good fit for a lot of homes here. It sheds heavy rain fast, handles high wind when it's fastened right, and it doesn't curl or lose granules like shingles do. But metal is not a roof you put on and forget.

Panels grow and shrink every day in the sun. Over the years that movement backs screws out, dries rubber washers and opens up sealant at the ridge and around pipes. Most leaks on metal roofs start at those small parts, not the panels.

So we do two things. We install new metal roofs with the details done carefully. And we keep existing metal roofs tight with simple upkeep, so you get the long life you paid for.

What Our Metal Roofing Work Covers

Standing seam installs

Concealed-fastener panels with the seams locked above the water line. No screws through the face of the roof, so there are fewer places for water to get in.

Exposed-fastener panels

5V crimp and ribbed panels screwed through the face. They cost less up front. They also need their screws checked over the years, and we'll tell you that before you choose.

Fastener and washer replacement

On older metal roofs we back out tired screws and set new ones with fresh washers. Stripped holes get an oversized screw so the panel holds again.

Flashing, ridge and trim work

We rework flashing at walls, chimneys and pipe boots, and replace foam closures and ridge cap that have loosened. These are the spots wind-driven rain finds first.

Shingle-to-metal conversions

If your shingles are near the end, we can tear off and go to metal. We check the decking and put down new underlayment before a single panel goes up.

Signs Your Metal Roof Needs Attention

  • Screws standing proud

If you can see screw heads sitting high or tilted, they've backed out. Water can run under the washer from there.

  • Cracked or missing washers

Rubber washers dry out in strong sun. Once they crack, every screw becomes a small leak waiting to happen.

  • Rust at cut edges or scratches

Light surface rust can often be cleaned and treated. Rust that goes through means a panel section may need to come out.

  • Stains on the ceiling after a storm

Afternoon storms with strong wind push water sideways. A stain usually points to flashing or a ridge closure, and we trace it before we fix anything.

  • Loose trim or rattling panels

Noise in the wind means something has worked loose. It's a quick fix now and a bigger one after the next hurricane season.

How a Metal Roof Job Runs

  1. 1

    A look on the roof

A technician walks the roof and checks the attic if we can get to it. Anything worth noting gets photographed, and we go over the pictures with you on the ground.

  2. 2

A plain answer and a written estimate

We tell you if upkeep will do or if it's time for a new roof. The estimate lists the work line by line.

  3. 3

    Permit and materials

For a new roof we pull the permit with the county and order panels and trim to fit your roof. You know the start date before we show up.

  4. 4

    The work day

We protect your landscaping, keep tear-off moving to the dumpster and dry the roof in each day. Panels go on with fasteners set to the pattern code calls for.

  5. 5

    Cleanup and walk-through

Metal shavings stain other surfaces, so we sweep the roof and run a magnet over your yard and driveway. Then we walk you through what was done and what to watch for.

What Sets the Price on Your Metal Roof

We price metal work after we've stood on your roof, not from a chart. Panel type and what turns up under the old roofing make the biggest difference. You get the numbers on paper before anything starts, and financing is available if that helps.

Panel type and gauge
Standing seam costs more than exposed-fastener panels. Heavier gauge metal adds cost and stiffness.
Roof shape
Valleys, hips, dormers and steep pitches take more trim, more cutting and more time.
Decking condition
Soft or rotted plywood has to be replaced before metal goes on. We show you photos before swapping any.
Tear-off and layers
Removing one layer of shingles is a different job from removing two, or an old metal roof.
Upkeep versus new
Re-screwing and resealing an existing roof costs a fraction of replacing it, which is why we check that first.

Metal Roofing Questions We Hear

Something not covered here? (904) 849-9795

Is a metal roof loud when it rains?

Not much, on a home with solid decking and underlayment. The noise people remember usually comes from metal over open framing, like a barn. Over plywood and attic insulation it sounds close to a shingle roof.

Will metal make my house hotter?

Usually the opposite. Lighter colors and coated panels reflect a good share of the sun, and metal gives off heat fast once the sun goes down. Attic ventilation still matters, and we check it during the visit.

Does a metal roof attract lightning?

No. Metal doesn't make a strike more likely. If lightning does hit, metal won't burn the way other roofing can.

Can you put metal over my old shingles?

Sometimes code allows it, but we usually recommend a tear-off. That lets us see and fix the decking and put down fresh underlayment. Covering a problem only hides it under a roof meant to last decades.

How often does a metal roof need upkeep?

Plan on a look every couple of years and after a big storm. On exposed-fastener roofs that's mostly checking screws and washers. On standing seam it's mostly flashing, sealant and clearing debris from valleys. Our roof inspections page covers what that visit includes.

Will you help if a storm damages my metal roof?

Yes. Our post-storm inspections are free. If you file a claim, we deal with your insurance adjuster ourselves, so you aren't stuck passing details back and forth. The storm damage repair page lays out each step.
